Airbnb management fees in North Cyprus: what you pay, and what you get for it
A management fee is the one number every owner compares — and the one most owners are quoted in a way that makes comparing impossible. This page sets out exactly how Beautiful Cyprus Homes charges, what the fee pays for, what stays with you, and the questions that make two quotes genuinely comparable.

The number that matters is the basis, not the percentage
A percentage means nothing until you know what it is calculated on. Three owners can be quoted the same 20% and pay very different amounts, because one is charged on the gross booking price, one on the price after the platform's host fee, and one on the accommodation amount with cleaning and extras excluded.
Beautiful Cyprus Homes charges 30% of net accommodation revenue: the nightly accommodation amount after the platform's host fee. Guest-paid cleaning fees fund the turnover and are not counted as accommodation income for the split. There is no monthly retainer and no setup fee for the assessment or the photography.
You keep 70% of that net accommodation revenue, before your own property costs and tax. A percentage basis rather than a fixed monthly charge is deliberate: we earn when your home earns.

What stays with you as the owner

Six questions that make two quotes comparable
Ask all six of any manager you are considering, including us. If a quote cannot answer each of them in one line, that is your answer.
- What exactly is the percentage charged on — the gross booking price, or the accommodation amount after the platform's host fee?
- Is there a monthly retainer, and what does it cover during an empty month?
- Who pays for photography, listing setup and pricing management?
- How are guest cleaning fees handled — do they fund the turnover, or are they kept?
- What happens when a guest causes damage, and who carries the cost if the claim is refused?
- How do I see my own numbers, and how fresh are they?
When a management fee is not the right answer
If you have the time, the local presence and the appetite for late-night messages, self-hosting is cheaper — you keep everything and do the work. A co-host arrangement sits in between, if you only need help with part of it.
A full-service fee buys your absence back. If the home is a second home, if you rent it while living abroad, or if it simply is not worth your evenings, that is the trade. Our comparison page sets the three models side by side without claiming one earns more.
What we will not tell you
We will not quote you an income, an occupancy rate or a typical return, and we do not guarantee earnings, occupancy or damage recovery. Anyone who does is selling you something.
What we can do is look at your specific home, tell you honestly whether it suits short-term rental, and show you the figures we have actually published for it once it is running.
Fee questions, answered
- How much is the Airbnb management fee?
- 30% of net accommodation revenue — the nightly accommodation amount after the platform's host fee. You keep 70% of that, before your own property costs and tax. There is no monthly retainer and no setup fee for the assessment or the photography.
- Is the management fee the same as the Airbnb fee?
- No. The platform's host fee is deducted from the accommodation amount first; the 30% management fee is calculated on what remains.
- What does the 30% include?
- Listing work and photography, pricing kept in line with local demand, guest enquiries and screening, personal check-in and in-stay support, cleaning and turnover coordination, maintenance, pool and garden coordination, condition records, damage claims and monthly reporting.
- Which costs stay with me as the owner?
- Electricity, water, internet, insurance, applicable taxes, furniture and capital replacements, owner-approved repairs, and licence or compliance costs. Responsibilities are agreed in writing before launch.
- Do you guarantee income or occupancy?
- No. What a home earns depends on the property, the location, the season, the market and the pricing. We give an honest view for your specific home rather than a headline figure.
- Can I see my own bookings and figures?
- Yes. The owner portal shows your assigned homes, calendar availability with an as-of time, expected bookings from host notifications and published statements. Calendar feeds show unavailable dates only, not prices, and figures we have not published appear as not available — never as zero.
