What full-service management actually covers
Full-service means you are not involved in the day-to-day. From the first photograph to the after-checkout inspection, the operation is ours.

How the money works
Owners keep 70% of net accommodation revenue after platform fees. Beautiful Cyprus Homes retains 30% for full-service management. Cleaning fees, taxes, utilities and owner-approved property expenses are separate.
We only earn when your home earns. There is no monthly retainer and no setup fee for the assessment or the photography.
We do not guarantee income or occupancy. What a home earns depends on the property, the location, the season, the market and the pricing.
Who pays for what
This is the part owners most often find unclear elsewhere, so here it is plainly.
- We cover: our team's time, guest communication, listing work, photography, coordination of every turnover.
- The guest cleaning fee funds the turnover operation.
- You cover: electricity, water, internet, insurance, applicable taxes, furniture and replacements, owner-approved repairs, and any licence or compliance costs.
Getting a home ready to list
Most homes need less than owners expect, but they do need the basics right: reliable air conditioning, good beds and mattresses, hotel-standard linen, working Wi-Fi, blackout in the bedrooms, safe pool access and enough kitchen equipment for the number of guests.
At the free assessment we walk the property and tell you honestly what is worth fixing before launch and what can wait. We will also say if we think the home is not a good fit for short-term rental.
Pricing, bookings and your own dates
Pricing is reviewed across the season rather than set once and forgotten. Kyrenia has a long shoulder season, and an empty week at a lower rate usually beats an empty week at a high one.
You can still use your own home. Reserve personal dates whenever you like, subject to bookings already confirmed.
Damage, rules and protection
No operator can promise zero risk. What we can do is reduce it and document it.
We screen guests, confirm the number of people staying, enforce house rules, and keep photographic records of the property's condition before and after each stay. When damage happens and the claim is supported, we manage the platform's reimbursement process on your behalf.
How to start
Send us the location, the number of bedrooms, whether there is a pool and how the home is used today. We arrange a free visit, photograph the property and give you a launch plan. Once the home is ready and the agreement is signed, listings can often go live within days.
Owner questions
- How much can I earn renting my property in Kyrenia?
- It depends on the property, the area, the season and the pricing, so we do not quote a number before seeing the home. At the free assessment we give you an honest view based on the property itself rather than a headline figure.
- Do I need to be on the island?
- No. Many owners are abroad. Everything from check-in to maintenance is handled locally by our team, and you receive monthly reporting.
- Is there a minimum contract?
- Terms are agreed clearly in writing before launch, including notice. We would rather you stay because the work is good than because of a long lock-in.
- Can I keep using the property myself?
- Yes. You can reserve personal dates, subject to existing confirmed bookings.
- What about taxes and legal compliance?
- Taxes and licence costs are the owner's responsibility. We coordinate the practical side where we can, but this is not legal or tax advice — use a local professional for that.
